When replacement makes more sense than repair

Many roof windows fitted in the 1980s and 1990s are now well past their best. A repair can be the right answer when one part has failed, such as a hinge, a seal or a single glass unit. When several problems appear together, replacing the whole window usually gives better value and a far warmer room.

  • Rot, swelling or flaking paint on a timber frame
  • Condensation between the panes, or glass that stays misted
  • Draughts and whistling around the sash when it is closed
  • Water marks on the ceiling or plaster around the lining
  • Hinges or handles that no longer hold the window securely
  • Single glazing or early double glazing in a room you now use every day

Same-size replacements, usually without enlarging the opening

Current VELUX windows are made in standard sizes that line up with older generations, so in most cases the new window fits the existing roof opening. That means no new structural work, minimal disturbance to the slates or tiles around the window, and an interior finish that can usually be made good on the same visit.

The fastest way to identify your window is the data plate. Open the sash and look along the top edge of the frame for a small label with a type and size code, for example GGL MK04 or GGU CK02. A photo of that label, plus one of the window from inside and, if possible, one from outside, lets us price most replacements without a visit.

Upgrade options while the window is out

Replacement is a good moment to change how the window works. The most common upgrades we are asked about are:

  • Top-hung or centre-pivot operation, depending on headroom and access
  • Electric or solar-powered opening with rain sensors, useful for high or hard-to-reach windows
  • Improved glazing for better thermal performance, noise reduction or safety
  • White-painted or polyurethane-finished frames for bathrooms and kitchens
  • Integrated blinds and blackout options for bedrooms and nurseries

How a typical replacement works

Most single-window replacements are completed in a day. The old sash and frame are removed, the opening is checked, and the new frame is fitted with the correct flashing kit for your roof covering, whether that is slate, plain tile or profiled concrete tile. Underfelt and insulation collars are renewed around the frame, and the internal lining is finished so the window looks right from inside.

In England, replacement windows have to meet the energy-efficiency requirements of the Building Regulations. We will explain how compliance is handled for your job when we quote.

Landlords, managing agents and commercial buildings

Failed roof windows are a common cause of damp complaints in top-floor flats and HMOs. We can quote from tenant photos, arrange access directly with occupants and provide a clear written description of the work for your records. For blocks or portfolios with several windows, we can price and schedule the work as a single programme.

Frequently asked questions

Can a roof window be replaced from inside?

Often, yes. Many same-size replacements can be carried out mainly from inside the room, with brief access to the roof for the flashing. Where the roof is steep, high or the existing flashing is in poor condition, we may need scaffolding or a roof ladder, and we will tell you this when we quote.

How long does a VELUX replacement take?

A single like-for-like replacement is usually completed within a day. Larger windows, combinations of several windows, or jobs that need plastering or new linings can take longer.

Do I need planning permission to replace a roof window?

A like-for-like replacement on a house does not normally need planning permission. Listed buildings, flats and properties covered by an Article 4 direction can be different, so it is worth checking with your council if any of those apply.

Can you replace roof windows made by other manufacturers?

Yes. We replace older roof windows from a range of manufacturers. Send us photos and any label details you can find and we will advise on the best replacement.
