Common roof window repairs

  • Leaks around the frame or flashing
  • Replacement hinges, springs and friction mechanisms
  • Broken handles and ventilation bars
  • Worn or perished weather seals that let in draughts or rain
  • Damaged or displaced external cladding and flashing
  • Windows that stick, won't close or won't stay open
  • Replacement blinds and blind mechanisms

Leak or condensation?

Water around a roof window isn't always a leak. Condensation running off cold glass in a bathroom or bedroom can look very similar. A genuine leak usually appears during or after rain, especially wind-driven rain, and often shows as staining on the lining or plaster at the top or sides of the window.

When it is a leak, the cause is commonly blocked or damaged flashing, debris trapped behind the window, failed seals, or a problem with the slates or tiles around it. Because we also work on roofs, we can check and repair the roof covering around the window at the same time.

Repairing older windows

Parts for many older VELUX windows are still available, so a window that is twenty or thirty years old can often be repaired. When a window has several problems at once, or the timber has deteriorated, we will give you the cost of both a repair and a replacement so you can choose.

Help for landlords and agents

Leaking roof windows are a common cause of damp complaints in rented homes. We can usually diagnose the likely cause from tenant photos and arrange access directly with the occupant.

Frequently asked questions

Can you repair a VELUX window that leaks only in heavy rain?

Yes. Leaks that only appear in heavy or wind-driven rain often point to flashing, seals or the roof covering around the window. We check each of these rather than guessing.

My roof window won't close properly. Can it be fixed?

Usually, yes. Worn hinges, damaged friction mechanisms or a misaligned sash are common causes and can normally be repaired or adjusted.

Do you repair roof windows made by other manufacturers?

Yes. Send us photos and any label details and we will let you know whether parts are available.
