Roof Repairs across Manchester and Cheshire
A small roof problem rarely stays small for long, especially in the North West's wet weather. We repair pitched and flat roofs on houses, rental properties and commercial buildings across Greater Manchester and Cheshire, and we explain what we find before any work starts.

Common roof repairs we carry out
- Replacing slipped, cracked or missing slates and tiles
- Re-bedding or dry-fixing loose ridge and hip tiles
- Repairing or relining leaking valleys
- Renewing lead or replacement flashing at chimneys, walls and roof windows
- Patch repairs to felt, single-ply and other flat roof coverings
- Clearing and repairing gutters, outlets and downpipes that overflow onto walls
- Tracing intermittent leaks that only appear in wind-driven rain
Finding the real cause of a leak
Water often enters some distance from where the stain appears, running along felt or timbers before it drips through. A stain under a roof window, for example, may be caused by the window flashing, by a slipped slate above it, or by condensation on the inside of the glass. We look at the whole route the water could be taking rather than patching the first thing we see.
If it is safe and practical, we will take photos of what we find so you can see the problem for yourself.
Slate, tile and flat roofs across the region
Greater Manchester's Victorian and Edwardian terraces are largely roofed in natural slate, often well over a century old. As the original nails corrode, slates start to slip one by one. That is a common sign that a roof is reaching the stage where a wider repair, or a re-roof, is worth discussing.
Inter-war and post-war homes across Cheshire and the outer boroughs more commonly have clay or concrete tiles, where ridge mortar and valley problems are more typical. Flat roofs on extensions, garages and dormers have their own weak points, usually at upstands, edges and outlets.
Repairs for landlords and property managers
We work with landlords, letting agents and managing agents who need a clear diagnosis, a written quote and a straightforward account of what was done. Where a roof needs more than one visit, we will explain what is urgent and what can be planned.
Repair or replace?
Where a roof is generally sound, a targeted repair is usually the sensible choice. If we find widespread slipping, failed underlay or recurring leaks in several places, we will say so honestly and give you the costs of both options so you can decide.

Frequently asked questions
Can you quote for a roof repair from photos?
Often, yes. Clear photos of the problem area from the ground or a window, plus any interior water marks, are usually enough for an initial quote. Some repairs need a closer look before we can confirm the price.
Do roof repairs need scaffolding?
Not always. Many small repairs can be done safely with roof ladders or access equipment. Higher roofs, steep pitches or longer jobs may need scaffolding, and we will include that in the quote if it is required.
Can you repair a leak around a VELUX window?
Yes. Because we work on roofs and on roof windows, we can tell whether the leak is coming from the window itself, its flashing or the surrounding roof, and repair whichever is at fault.
Do you repair flat roofs?
Yes. We repair flat roofs on extensions, garages, dormers and commercial buildings. If the covering has reached the end of its life, we can quote for a replacement as well.
