New Roofs and Roof Replacement across Manchester and Cheshire

When a roof has reached the end of its life, repeated repairs stop making sense. We strip and re-roof houses and other buildings across Greater Manchester and Cheshire in natural slate, clay tile and concrete tile, with every detail renewed properly.

Signs it may be time for a new roof

  • Slates or tiles slipping in several places, year after year
  • Sagging or uneven roof slopes
  • Original underfelt that has torn, perished or is missing altogether
  • Leaks in more than one place, or leaks that return after repair
  • Widespread spalling, delamination or cracking of the roof covering

What a re-roof involves

The existing covering and battens are stripped back to the rafters, which are checked and repaired where needed. A breathable membrane is laid, followed by new treated battens and the new slates or tiles. Ridges, hips, verges and valleys are renewed, with dry-fix systems or traditional mortar depending on the roof and the look you want. Lead and other flashings are replaced at chimneys, walls and roof windows.

Ventilation is planned so the roof space stays dry, and we will tell you if the loft insulation should be improved while the roof is open.

Keeping the character of the house

On period homes, the roof is a big part of the building's character. Where natural slate is in good enough condition, sound slates can sometimes be reused, often on the front slope, with matching new slates elsewhere. On listed buildings or in conservation areas, materials may need to match the original, and we can advise on suitable options.

A good time to add roof windows

If you have ever considered adding roof windows or a sun tunnel, doing it during a re-roof is simpler and more cost-effective, because the roof is already open. We can also replace existing roof windows at the same time so everything is detailed together.

Regulations

Like-for-like re-roofing of a house does not normally need planning permission, unless the building is listed or covered by an Article 4 direction. Replacing a large part of a roof can bring Building Regulations requirements, for example on insulation. We will explain what applies when we quote.

Frequently asked questions

How long does a re-roof take?

It depends on the size and complexity of the roof, the access and the weather. A typical semi-detached house roof takes a matter of days rather than weeks. We will give you a realistic timescale in your quote.

Can I stay in the house while the roof is replaced?

Usually, yes. The roof is protected at the end of each working day, and most people stay at home throughout the work.

Should I choose slate or tiles?

It often makes sense to match the original roof and the neighbouring houses. Natural slate suits most Victorian and Edwardian homes, while clay or concrete tiles are typical on homes built from the 1920s onwards. We can talk you through the options and costs.
