When the glass needs replacing

• Misting or condensation between the two panes that won't wipe away
• Cracks from frost, impact or stress in the glass
• Broken outer panes after storms or falling debris
• Rainbow-like staining or white residue inside the unit
• Old glazing that you want to upgrade for warmth, noise or safety

Why misted glass can't be cleaned

A roof window's glass is a sealed unit: two or three panes with a gas-filled gap between them. When the edge seal fails, moist air gets into the gap and condenses on the inside faces of the glass. Because that moisture is inside the sealed unit, it cannot be cleaned or dried out. Replacing the unit is the only lasting fix.

Condensation on the room side of the glass is different. It is usually caused by humidity in the room and can often be reduced with better ventilation.

Glass or a whole new window?

Glass replacement makes sense when the frame, hinges and flashing are sound. If the timber is rotten, the window leaks around the frame, or replacement glass is no longer available for an older model, replacing the whole window is usually better value. We will tell you honestly which applies.

The code on the data plate along the top of the frame tells us the window type, size and age. A photo of that label lets us check whether the correct glass unit is available before we visit.

Safety glazing overhead

Roof windows sit above people, so the inner pane is normally laminated. If it breaks, the fragments stay bonded together rather than falling into the room. We make sure replacement units keep this protection.
