Roof windows are part of the roof
A roof window is only as good as the way it meets the roof around it. The flashing has to suit the roof covering, whether that is slate, plain tile or deep-profile concrete tile. Underfelt has to be lapped correctly, and insulation has to be continuous around the frame. When any of these are wrong, leaks and cold spots follow.
Because we also carry out roof repairs and re-roofing, we can deal with the slates or tiles around a window at the same time. If a leak turns out to be coming from the roof rather than the window, we can fix that too.
Where roof windows make the biggest difference
- Loft conversions in terraced and semi-detached homes
- Single-storey extensions and kitchen-diners with pitched roofs
- Stairwells and landings that get little natural light
- Barn conversions and rural properties where wall openings are limited
- Top-floor flats and commercial spaces with sloping ceilings

Choosing the right window
A few decisions make a big difference to how a roof window works day to day.
- Opening type
- Centre-pivot windows suit most rooms; top-hung windows give clearer views and easier access where the window is low.
- Manual, electric or solar
- Manual windows are simple and reliable. Electric and solar-powered windows suit high or hard-to-reach positions and can close automatically when it rains.
- Frame finish
- Pine is warm and traditional. White polyurethane-coated frames are moisture-resistant and easy to clean in kitchens and bathrooms.
- Glazing
- Glazing options can improve insulation, reduce outside noise or add safety features for low or overhead windows.

VELUX window questions
Where do I find my VELUX window code?
Open the window and look along the top edge of the frame for a small data plate. It shows the window type and size, for example GGL MK04. A photo of the plate helps us quote quickly and accurately.
Repair, replace the glass or replace the whole window?
If the frame is sound and only the glass has failed, a new glass unit is usually the best value. If the frame is rotten, the hinges are worn or the window leaks around the frame, replacing the whole window is normally better. We will explain the options when we quote.
Do you fit roof windows from other manufacturers?
Yes. We repair and replace roof windows from a range of manufacturers, and can advise whether a like-for-like or upgraded replacement is best.
Is condensation on a roof window a fault?
Not always. Condensation on the inside surface is common in kitchens, bathrooms and bedrooms, and better ventilation often helps. Condensation between the panes means the sealed unit has failed, and the glass will need replacing.
