What a service includes

• Clearing leaves, moss and debris from the flashing and the gutter above the window
• Checking the flashing and the slates or tiles immediately around the window
• Inspecting and cleaning the weather seals
• Checking and lubricating hinges and opening mechanisms
• Cleaning or replacing ventilation filters
• Checking glass units for failed seals or damage
• Testing electric and solar operation, controls and rain sensors where fitted

Why roof windows need looking after

Debris collecting above a roof window can hold water against the flashing and eventually push it inside. Seals harden over time, hinges stiffen and ventilation filters clog. None of these are expensive to deal with early, but left alone they lead to leaks, draughts and stained ceilings.

For most homes we suggest a check every year or two, or more often where windows sit under trees. A service is also worthwhile before you sell or let a property.
