Leadwork and Flashing across Manchester and Cheshire
Wherever a roof meets a wall, a chimney, a dormer or a roof window, a flashing keeps the water out. We repair and renew leadwork and other flashings on homes and commercial buildings across Greater Manchester and Cheshire.

Flashing work we carry out
- Step and cover flashings at walls and chimneys
- Lead valleys between roof slopes
- Soakers and flashings around dormers
- Apron flashings where lean-to roofs meet walls
- Flashings at the junction of extensions and the main house
- Flashing around roof windows and rooflights
Why flashings fail
Lead can split if pieces are too long or poorly fixed, and the mortar or sealant holding the top edge into the wall can crack and let water behind. Older valleys may have worn through, and some flashings have been patched with sealant over the years rather than properly renewed. Each of these can cause leaks that are easy to mistake for a problem with the roof covering.
Lead and lead-free options
Traditional lead is durable and easy to shape around complex details. Lead-free flashing materials are an alternative in some situations, for example where theft is a concern on commercial buildings. We will recommend the right material for each detail.

Frequently asked questions
How do I know if my flashing is leaking?
Damp patches where a roof meets a wall or chimney, or staining beside dormers and roof windows, often point to flashing problems. We can inspect and confirm the cause.
Can flashing be repaired with sealant?
Sealant can be a short-term fix, but it rarely lasts. Properly dressed and fixed flashing is the reliable long-term repair.
